Our client instructed us to investigate whether residential use on a car breakers yard was feasible. Despite the derelict buildings, Croydon Council’s planning policy of resisting loss of light-industrial use made this a challenging proposition. Working closely with Croydon Planning Department, Environmental and Energy Consultants we built a case for the change of use and were successful with the planning application.  

The land locked site surrounded by residential and commercial uses posed the challenge of sensitively integrating the optimum number of residential units whilst not compromising the amenity of both existing and proposed uses. Shape, orientation, choice of materials and use of environmental technologies were carefully considered to achieve Code (4) for Sustainable Homes. The design was highly praised by the planning officers for its levels of innovation on a very restricted site which enabled them to consider an exception to policy.
